Where to start … in June 2019 The Boston Croup purchased a run·down RV park in Leander, Texas with the idea of transforming it into something beautiful. However, our first impressions of the property were anything but hopeful. It was a dilapidated plot of land complete with piles of rusting garbage and weeds covering the wire fencing, not to mention it was right in the middle of nowhere.
Upon further review we immediately thought “this investment had bad idea written all over it.” From anyone’s eye, it was the worst investment we could make; however, to Spencer, our VP of Acquisition and Business Development, this new park was a treasure trove of endless possibilities.
How could anyone look at this mess and see potential? How was this going to build our portfolio without sinking our boat? According to our optimist, Spencer, this area was going to be growing exponentially over the next few years and would thus build up our park in the process.
As time would tell. Spencer would be right and Sunset Ranch to become our newest rising star. See the steps of how one man’s vision turned this shambled land into an oasis out in the country.

First thing’s first…
- Clearing the land of garbage and debris
- Installing a new septic system
- Updating the electrical and water units
- Laying new gravel to the roadways and sites
Next up on the list …
- Replacing outdated fencing with a new privacy fence surrounding the perimeter
- Adding a front gate with secure access for guests
- Installing a laundry facility with code-protected doors
- Planting trees and adding mulch between sites

Finishing Touches
- Implementing grounded and wireless high-speed internet to all sites
- More landscaping around the park
- Clearing the ridge for a picnic area
- Filling each spot with happy guests and thus creating a community we a re proud of!
